These clients were a multi-generational family and had lived in the home since new – approximately 19 years.  It served them well but they had purchased pre-construction condos to have their own space.

Approximately 1 year before they were ready to list, they enlisted our help.  Our team visited their home and immediately recognized the untapped potential within these walls!  Their house offered so much for a new owner, but it was so cosmetically dated that young buyers would run for the hills.  So, we provided two scopes of work.  We suggested if they invest $20k-$25k, they would likely get $50k more for their home, or if they invested $40k-$50k, they would realize $100k more for the home.

The clients chose the larger scope and we got to work!

Managing the entire update meant almost no involvement by the clients except paying the trades.  This allowed them to carry on their lives without interuption, while our team worked our magic.

When the renovation was done, we set decorated the home with beautiful staging and put the home on the market!

The result… We sold their home in 7 days, with 11 competing buyers, for a development record – for nearly $200k more than what their home would have sold for pre-upgrades.  That’s $150k tax-free in additional profit by leveraging our experience!
