I am writing to describe the outstanding services that my wife and I received from Geoffrey Grace during the sale of our home. Like each sale and purchase, there were specific factors that were unique to our situation that created challenges. Most significantly, my wife lives with a disability. We also ... have a busy home with a young child. We dreaded the negative impact that ‘house showings’ might have on my wife’s health. We previously listed our home with another real estate agent, but for several reasons we took it off the market. It took months for my wife to physically recover. We were considering selling privately to try to maintain control over the interfering effects of having our house on the market. I also thought that we might save money on commissions by going with a private sale (as it turned out I was wrong about that). Needless to say that when Geoffrey Grace introduced himself, we needed considerable reassurance to go ahead with listing the property on MLS. Another challenge was that we wanted a 6 month closing. Geoffrey explained issues associated with timing in the market place and helped us to understand that waiting until closer to our move date was not necessarily the smartest strategy. Geoffrey outlined ways that we could all "Plan for Success." As a result we chose to have a house inspection completed prior to listing the property. Most importantly, Geoffrey listened respectfully to our concerns and assured us that at any time my wife could call him and he would protect her need to rest in the privacy of our home by re-scheduling appointments if her health started to deteriorate. The house was listed on MLS on Tuesday; a virtual tour with professional floor plan was posted on their website and others such as Craigslist; an ad with a photo came out in the local newspaper; and photo postcards were dropped in the area. They drew a strong turn out of agents through the property within the first two days, and dozens of appointments were made during Thursday and Friday evenings and on the weekend. By Monday night, less than one week later, we had competing offers including the one we accepted without condition upon financing or home inspection at $30,000 (nearly 8%) above asking! My wife says that she still can’t believe it, as it is like a dream come true. More than anything we appreciate that the sale took place quickly and painlessly.
